Included Flat Fees

Unlike other property managers, these are all our fees, all upfront! Nothing hidden behind the scenes…

We charge a flat $150/month for maintaining and cleaning a hot tub. This includes all chemicals and supplies used in normal operations.

We charge a flat $25/month/tank to refill. This covers the cost of the propane as well as the time for replacing.

This is our listing/marketing fee and will vary based on the project. It includes photography, copy writing, and listing your property on multiple channels. Contact us for more details.

Supplies & Cleaning

Keeping house may be tedious, but it’s an essential task for short term hosts. Managing cleaners and back ups and back ups for back ups is a lot of work! We handle all cleaning, laundry and supply management in our management fee — no surprise up-charges!

Trust Accounting

Unlike most of our competitors, we’re licensed to manage property! Therefore, live trust accounting and sales tax remittance is legally provided for all our clients. We handle this, and all subsequent remittances to the right people. We can also limit rental usage for various individual tax purposes.

Renovation Management

Don’t worry about figuring out if your property might be a good short term rental, what you’ll need to make it guest ready, etc - just contact us and we’ll walk you from the idea to the reality!

Home Furnishing

Don’t have time to order, receive, and assemble an entire house worth of furnishings? No problem! Our team can handle everything for you from start to finish. Have some elbow grease and time to spare and just need a little assistance? We can do that too.

We communicate with guests promptly, clearly, and often. Communication is critical to a positive guest experience. Our specialized local knowledge informs guests of top notch places to eat, drink, and visit. Of course, nothing always goes as planned and when unexpected situations arise we tackle them expediently!
